About Lawlor Home Inspections
Lawlor Home Inspections is owned and operated by Dan Lawlor, a licensed Illinois home inspector with a professional background in residential construction, remodeling, and project management.
Dan grew up on the East Coast in a blue-collar family of carpenters and skilled tradespeople, gaining early hands-on experience assisting with residential renovation projects. That foundation led to a career focused on understanding how homes are built, repaired, and maintained in real-world conditions.
He holds a Bachelor of Science degree in Environmental Science, providing technical insight into building systems, moisture behavior, and long-term performance factors that affect residential structures.
Over the past decade, Dan has worked across nearly every phase of residential construction and renovation. Early in his career, he renovated and flipped homes in his New Jersey hometown, managing projects from initial evaluation through construction completion. After relocating to Illinois, he worked as a residential carpenter for an established remodeling company, performing hands-on work across framing, finish carpentry, repair work, and home servicing.
He was later brought into a leadership role overseeing a small-projects division, coordinating kitchen and bathroom renovations, structural and rot repair, water intrusion remediation, and general residential improvements. Responsibilities included project evaluation, permit coordination, pricing, client consultation, and construction management — experience that directly informs his inspection process today.
All inspections are personally performed by Dan. His approach emphasizes construction-informed evaluation, helping clients understand not only what issues exist, but how serious they are, what typically causes them, and what realistic repair expectations may look like.
Lawlor Home Inspections regularly works with homebuyers, sellers, investors, and homeowners, with particular focus on supporting first-time buyers who benefit from clear explanations and practical guidance during the inspection process. Clients are encouraged to ask questions both during and after the inspection to ensure confidence moving forward.
Dan is licensed as a home inspector in Illinois and previously held licensure in New Jersey. Inspections are conducted in accordance with Illinois Standards of Practice, with an emphasis on objectivity, thorough documentation, and calm, straightforward communication.
Inspection Philosophy
A home inspection should provide clarity, not anxiety. The goal is to help clients understand the condition of a home in practical terms — distinguishing routine maintenance from meaningful concerns so informed decisions can be made with confidence.
